COLUMBIA — Columbia has approved over 1,000 new apartment units so far in 2024, joining hundreds more approved for construction in the city over the past two years.

Fort Jackson Apartments near I-77



A 280-unit complex called “Fort Jackson Apartments” is proposed for the 4600 block of Fort Jackson Boulevard, near Interstate 77 and the entrance to the Army base.

The proposal — on the agenda for the city Planning Commission’s May 9 meeting — includes 334,000 square feet and six buildings across 21 acres of land, according to city documents .

The proposed 280 units will include 141 one-bedroom, 117 two-bedroom and 22 three-bedroom apartments, along with a clubhouse and pool. A traffic study has been completed, according to city documents.

The applicant, Mount Pleasant-based RLM Development, LLC, does not own the plot of land, which is bordered by a separate subdivision of homes. The plot is owned by FHT II of Richland County LLC, according to city documents.

Burnside Farms Apartments in Lower Richland



Burnside Farms Apartments is a 308-unit complex slated for the Lower Richland area, with 288 apartments and 20 townhomes, according to city planning documents. The development received unanimous approval from the city Planning Commission at an April 11 meeting .

The apartment portion of the project will be made up of one-, two- and three-bedroom units. The development will take up over 18 acres along Cliff Kinder and Pineview roads, near Garners Ferry Road.
