The Triangle area's fastest-growing county isn't going to stop attracting new residents any time soon.

Homebuilders will make sure of that.

In the latest example of a new subdivision in Franklin County, Mungo Homes, a subsidiary of Tennessee-based Clayton Properties Group, is planning a 36-lot subdivision off Mount Olivet Church Road. Clayton Properties Group purchased the lots with Franklinton addresses for $3.6 million earlier this month, according to Franklin County deed records.

Full details of Mungo's plans for the subdivision are unclear. The company did not respond to requests for comment.

Per the homebuilder's website, the subdivision, titled "Olivet," will start selling homes in the upper $300,000s. Available floor plans listed on the website range from 2,218 to 2,833 square feet.

These days, anything under $400,000 in the wider Raleigh metro is considered a bargain for homebuyers, especially as mortgage rates remain above 6 percent.

The planned neighborhood comes as Franklin County reigns as one of the fastest-growing counties in North Carolina . The county's population grew by just shy of 3.5 percent between 2022 and 2023, according to the U.S. Census Bureau .

Clayton Properties Group isn't the only homebuilder that has taken note of this growth.

In May, Triangle Business Journal reported that Lennar Carolinas, a subsidiary of Miami-based Lennar (NYSE: LEN), purchased 46 acres off Hicks Road in Youngsville for a little more than $1.65 million. Per a company spokeswoman, the land will be used for a 122-home community called "Hidden Forest ." The homes will be from the company's Carolina collection, ranging from 1,514 to 2,386 square feet with prices from the mid-$300,000s to the mid-$400,000s.
