A planned Class A office property at a highly-visible east Wichita location has progressed in the permitting process. According to city-county records, a new commercial building permit was issued Thursday for Zero Point Development LLC's 7,700 square-foot building project , which broke ground last fall on the northwest corner of Central and Webb Road. The nearly $1.1 million permit lists 503 N. Webb Road as the address. Jaco General Contractor is leading the construction effort. SPT Architecture is the architect. Zero Point previously said it was targeting March to have the building shell and common areas wrapped, with interior spaces available to be built-to-suit for a single tenant or multiple tenants. Barclay Prime Investments LLC is teaming with Zero Point on the effort. It's the first joint project for the recently created entities, both led by Bryon McNeil, an ER doctor who has previous development experience . In an October interview, Christopher Arellano, a Hinkle Law Firm attorney and investor in the project , said the group thinks the high-traffic intersection — across Webb from Textron Aviation 's east-side campus — and the lack of non-owner-occupied new office construction in the city combine to make it an in-demand opportunity for professional office users seeking fresh space. "We really do believe we're going to get good traction," said Arellano, who said potential medical office tenants had already shown interest. He said at the time that other professional office users — including those in the insurance and oil and gas sectors — had also made contact. Barclay Prime Investments closed on the purchase of the site in April 2024. John Rupp, with ReeceNichols South Central Kansas, represented the buyer, while Steve Wilbur, of LPT Realty at New Heights Real Estate Group, repped the seller.
