Union Depot in Bartlett will soon welcome its first residents. The first 15 apartment units at the development have been completed, according to Union Depot’s project manager Ethan Porter. Local developer Keith Grant of Grant & Co. Builders, a Collierville-based homebuilding firm, is leading the development. The roughly $200 million Union Depot is Bartlett’s first mixed-use development. The 74-acre project site is located off U.S. 70 at Stage Road on the former campus of the Tennessee Baptist Children’s Homes. Here is a look at what is next for The Westerly and the Union Depot development.
What do apartments at The Westerly include?
The units completed at The Westerly include 14 one- and two-bedroom units above the clubhouse/leasing office and one studio unit on the ground floor. “The units themselves as far as residents and their interface are smart units,” Porter said. “They can access their unit with their phone as well as adjust their thermostats with their phone. They can also buzz people in at the gate or let them in the building with their phone. It’s kind of a seamless interface, and it’ll be really neat for the residents. The property will be secured, and there’s a lot of access controls on the property.” Madison Pruitt, property business manager for The Westerly at Union Depot, said a few apartments have already been preleased and people can start moving into their units on Jan. 2. “The traffic from people coming here and looking to live at The Westerly has been really good, and we’ve gotten positive feedback from people doing tours,” Pruitt said. Porter said the amenities at The Westerly include work/meeting rooms, a 24-hour workout/gym room, a resort-style outdoor swimming pool, full clubhouse room with kitchen area and pool table available for residents 24 hours a day. The space also can be rented for private and social events. Other amenities include a pet spa room on the corner of the leasing office where people can bathe and groom their pets and a dog park that will be constructed in a later phase of development.
How many more apartments are planned at The Westerly at Union Depot? When will they be completed?
There will be 337 luxury studio, one-, two- and three-bedroom apartment units that be constructed at The Westerly at Union Depot. All units are touted as having high-end finishes, and some will include attached garages. Porter said there are currently 116 residential units being constructed within two large, four-story buildings. Each building has two elevators and will have its own trash management system in it. “Each building will have its own trash chute on the first floor and have its own trash compactor as well," Porter said. "There will be a separate trash building that has a large Dumpster/trash compactor for residents to use. The intent is for residents to use the trash chute so they don’t have to go outside.” Proctor said there will be 44 apartment units in building one that will be completed in March. He noted after those are built that the plan is to have 30 to 45 residential units done every month with the target date being spring 2026 for all units to be finished.
What is the rent for apartments at The Westerly in Bartlett?
The apartments units have various floor plans. Among the smaller units, the size ranges from 627 square feet for a studio to 927 square feet for a one-bedroom. Rates are between $1,685 to $2,060 per month. The two-bed apartments range in size from 1,114 to 1,244 square feet, with monthly rental prices from $1,895 to $2,185. The three-bedroom units are roughly 1,479 square feet and cost $2,700 to $2,752 monthly.
What else is planned at Union Depot in Bartlett?
Proctor said future plans at Union Depot include a mixed-use building that is separate from the residential buildings. The building will include commercial space and restaurants on the ground floor, as well as 77 residential units above. Local burger chain Belly Acres has committed to be the first commercial tenant going into Union Depot, along with a nail salon and sandwich shop that haven't been named on that ground floor, according to Proctor. “That is still being designed, so probably about the time we’re wrapping up building all the residential units, we’ll be gearing up going into construction on that project,” Proctor said. He noted there are plans for more residential living, including construction of 70 townhouses and 161 single-family homes that is set to start in the coming weeks.

The townhomes and homes, which are available for presale now, range in cost from $350,000 to $550,000. “It’s (Union Depot) a really neat development,” Proctor said. “We’re excited about it as well as the City (of Bartlett), which has been great to work with. We’re hoping this project will lead to more people seeing Bartlett is a great place to develop and invest in. I know there were a lot of different feelings around the (Tennessee Baptist) Children’s Homes originally, but it sat dormant for so long and we’re happy to partner with Bartlett and make it a usable area again."
