Everything feels wild and different here. As you drive (or walk or bike) down roads shaded by ancient live oaks dripping with Spanish Moss, you won't see homes sporting bright, coastal colors. Homes bear more natural-toned exterior paint, blending seamlessly into the natural beauty so you can appreciate it fully. This is life on Seabrook. It's surrounded by peace and by nature. This planned community has always had preservation and the respect of local flora and fauna at the forefront of its development. It's a tight-knit community where neighbors know each other, and if you're a newcomer, it's easy to become part of the island's tapestry. Tranquility is a way of life here, so it's no wonder so many choose to retire on this strip of paradise. But don't let Seabrook fool you; it's anything but sleepy. As we near the back half of 2025, Seabrook is poised for a bright future that real estate experts predict will mean positive things for this little island community. Like the rest of the area, the panicked buying frenzy we saw in late 2020 that stretched well into 2022 is over. More and more Realtors agree that the market in the Charleston region has returned to a more balanced state. Overall, this makes for healthy activity and stable growth. "The Seabrook Island real estate market is robust and has returned to a balanced, pre-pandemic state," explains Stuart Spisak, a Realtor at Seabrook Island Real Estate. However, while the market may be returning to a healthier balance, with homes staying on the market for longer than they did during The Frenzy and insane bidding wars driving the closing prices up double and triple the original listing price, that doesn't necessarily mean prices are dropping to what they were before March 2020. According to the Charleston Trident Association of Realtors, Seabrook's historical median prices have increased 99.8% between 2020 and 2025. Your average Seabrook abode may now fetch sellers just shy of $1 million, compared to the $475,000 median price point five years ago. Spisak explains that prices have risen significantly for mid-range, single-family homes because of the lack of inventory. People are putting roots down in these areas and staying, whether because they've found their forever home or have been afraid to move because of the high interest rates. Because Seabrook is almost entirely built out, you won't see much new construction to create new inventory. However, Spisak adds that for buyers looking towards the villa lifestyle, prices have started to decrease slightly as asking prices are becoming more realistic and aligned with market value. "We're really seeing a time where, if things aren't priced well, it's going to sit," adds Melissa Harrington, a Realtor at Harrington Exclusive who grew up on Seabrook. "But, you do still have to jump on certain properties, especially ones that are priced well and in good condition." Of course, many Seabrook buyers have significant equity behind them, and others are looking for second homes. Debra Jadwin, a sales agent at Pam Harrington Exclusives, says a good bit of her clients are not as phased by Seabrook's rising prices. Many Realtors also see a lot of cash deals in this part of the market. Buyers looking to find their place in this exclusive community have a unique challenge on their hands, according to Spisak. "Our primary challenge is matching buyers' specific preferences with available inventory, given the island's popularity and limited turnover in certain desirable categories," he adds. For buyers, having a knowledgeable Realtor who understands the unique dynamic guide you in your Seabrook search can help you move fast when a property that checks the boxes becomes available. For sellers, keeping your property in good condition, especially older ones, and pricing them well will help secure a sale. Every city, town and hamlet in the Charleston region has its own quirks and nuances of living there, so Harrington also strongly recommends working with a Realtor who understands the community and can help you navigate everything from building codes and restrictions to flooding expectations. "If you are looking at these specialized islands, it's important to have someone who knows what they are talking about," adds Harrington. You may find higher price tags on Seabrook than in other neighboring communities, but the lifestyle that automatically comes with the property is worth every penny. In addition to the gated community that gives the island privacy and security, pristine beaches, walking trails, fishing spots and boating opportunities, membership to the Seabrook Island Club opens up many more activities, from golfing and racquetball to tennis courts and pools. Not to mention a calendar full of events and social gatherings for members all year round. "There's so much to do on the island," says Jadwin. "It is a golf community, but there is so much more to do here than golf." And this abundant variety of activity is one of the island's most attractive selling points, according to Spisak. "Seabrook Island offers a significantly different experience compared to neighboring communities, providing unique value through its exclusivity, amenities and lifestyle offerings," says Spisak. "Buyers are attracted to Seabrook by our exceptional weather, beautiful beaches, vibrant local culture and unparalleled lifestyle. It's a community that offers tranquility, natural beauty and active living all in one. There may have been a time when Seabrook was considered a vacation spot only or even just a place for retirees, but Realtors who have worked on the island for years have seen it evolve into a vibrant community with buyers ranging from families looking to spend their days near the water surrounded by nature to retirees who are still incredibly active and want to build connections and discover passions for new hobbies. Jadwin adds that some of her clients assume it's mostly part-time residents, but over the years, more and more full-time residents are hanging up their hats in Seabrook homes. And while Seabrook is known for being close and tight-knit, newcomers needn't worry. It's easy to feel welcomed and find your place among other residents, especially when there are so many ways to get involved in the community and meet your neighbors. With so much to do behind the gates alone, "Sleepy Seabrook" is, in fact, a seaside hub of activities and social connections. The connection to nature also plays an important role in the daily life of Seabrook, and the residents have worked hard to maintain the overall respect for the surrounding environment. Conservation and minimal disruption to natural habitats are encouraged and a part of Seabrook's way of life. Building codes and restrictions, while often specific, help contribute to the island's natural beauty. "People who are living here have invested a lot and want to make sure the island is protected," says Harrington. So, it truly is a community effort to embrace Seabrook and its wildness. While much of the area around Seabrook historically has been relatively remote and rural, careful development over the past few years has positively impacted the island, making it an ideal location for a wider demographic. In days past, one would have had to go to the city to access medical care, but with the new MUSC campus on Seabrook Island Road completed and plenty of dining and shopping opportunities in Fresh Fields, residents have everything they need within arm's reach. According to Harrington, unless you're looking to spend the day in Charleston proper, residents don't even need to leave the island for daily necessities. Realtors expect the Seabrook market to continue to remain strong, given its desirability. Its location to historic Charleston Proper and the development of necessary infrastructure in terms of shopping, medical care and dining make it the ideal place for peaceful days away from the hubbub of the city. For Seabrook, the past two decades have truly been a saga. Harrington recalls the days when you may have had a handful of homes surrounded by empty lots, and now there are only a handful of lots left surrounded by homes. Its widespread appeal to buyers in every phase of life and size has contributed to its successful development. There is also something to be said about how well-loved Seabrook is, which has contributed to its rise in popularity. "Some residents have been coming here for years on vacation, and they are getting close to not being tied down with a full-time job," explains Jadwin. Many fall in love with the island and then make the transition to permanent residence when the time and budget are right. "It has been truly exciting to witness the growth and development of Seabrook Island into one of Charleston's premier communities. Its evolution into a sought-after neighborhood speaks volumes about the quality of life and unique opportunities available here," says Spisak.
