If there's one thing around the house that people don't think about replacing, it's the roof! There are some key signs that you may need a new roof.

Getting your roof replaced is no small feat, and it's something most homeowners would prefer to pretend they don't have to do it until it's almost too late. It's important to keep an eye on your roof and replace it as soon as it starts showing these signs, or you run the risk of causing serious damage to your house. These tips will help you determine if you need a new roof.

Roof Age

new roof Do you know how old your existing asphalt shingle roof is? Most experts agree that the standard life of a roof is between 20 and 25 years. You also have to consider whether the old roof was replaced and you only have one layer of shingles, and if the roof is currently ventilated. If the roof was installed over another layer or even several layers of shingles and it is older than 20 years, you likely need a new roof.

Curling Shingles

new roof Curling or buckling shingles are another telltale sign of needing a new roof. Look at the slopes of your home that face direct sunlight. If you notice shingles that are curling or losing granules, it could mean that they are past their life expectancy. This could also be an indication that the roof is defective.

Roof Valleys

new roof Valleys are one of the most important parts of your roof.  Snow and rain drain through the valleys and into the gutters. If the valley is compromised, you may be susceptible to leaks. If your shingles are falling apart or missing in this area, it's definitely time to replace your roof.

Missing Shingles

Chimney Flashing

new roof This is another area to pay special attention to. If your chimney flashing consists of roof cement or tar, you may want to replace it with a long-term fitting that's water-tight. Your best choice for new flashing is a metal flashing system.

Shingle Granules in the Gutters

new roof Take a peek inside your gutters. Are they full of shingle granules? Roofs tend to lose more granules as they age. Inconsistent or darker color on some parts of the roof is a sign that the granules are wearing away and your roof is nearing the end of its life.

Daylight Through the Roof Boards

new roof You may notice a trampoline-like feeling when walking on the roof. This means that the underlying decking is weak from moisture. Check your attic to see if any daylight is coming through the roof boards. Be sure you also check for moisture in the insulation. Have you had your roof replaced recently? How did it go?
